RENT-TO-OWN SAFE ROOMS

At Torshel, we understand that only some have the financial resources to pay for a storm shelter, and sometimes, getting a loan to buy one is hard. To help you, we have created our own Torshel’s Rent-to-Own program. This affordable solution allows you to get a Safe Room Storm Shelter after leasing it for 2-3 years. To apply, you must be at least 21 years old or older.

Initially, this program is available to any qualified customer who lives within 200 miles of Jackson, MS, and 50 miles of Cullman, Alabama.

Limited to Above Ground Safe Rooms Only

This program is intended to help our prospective clients with financial needs. Currently, this program is limited to specific units that can be returned and/or removed —no in-ground storm shelters.

Requirements

You must comply with at least four (4) of the following requirements to be prequalified:

  1. We will run your credit report and background check, or you can present a copy. This document can be obtained at www.annualcreditreport.com, the only authorized website for free credit reports, or call 1-877-322-8228 (If you have bad credit but you are a trustworthy person, you CAN STILL GET your shelter if you bring the additional requirements).
  2.  Proof of income and your three (3) most recent bank statements.
  3.  Submit two (2) letters of recommendation or “character letters” from neighbors or friends, attesting to your dependability and being specific about being a trustworthy person who will pay the monthly lease.
  4.  Submit one (1) letter from a current or former employer stating that you are reliable and will do your best to pay for the storm shelter.
  5.  A co-signer, in other words, somebody who will pay the monthly note if you fail to comply with the payments. This person can be your spouse, parents, siblings (daughter/son), father, mother, or a long-time friend. Ask a neighbor; they can access the storm shelter in exchange for being a guarantor.

Deposit

A deposit of $1,500 to $2,000 is required, depending on the size of the safe room unit you want. Your monthly payment will be calculated according to how much you can afford. Deposits can only be returned at the end of the lease.

At the end of the contract, you can return the safe room and get 100% of the deposit back, or you can pay $1, and the storm shelter is yours; Torshel keeps the deposit.

How Lease to Own Works

  • Send the application and the required documentation listed above via e-mail.
  •  Choose the size of the above-ground unit that’s right for you (3×5, 3×7, 4×6, or 4×8).
  •  Pay an initial deposit payment. After this, Torshel will schedule the installation of your storm shelter.
  •  Make your monthly payments as scheduled, which will be determined once the unit size is chosen. Your first payment is due within thirty (30) days of delivery and installation.
  •  Pay off your shelter early. We encourage customers to pay off their shelter early if it’s financially possible. There are no early payoff penalties. Just ask for the balance, and you can pay it off or refinance it.

What About If I Don’t Pay?

If you and the guarantor do not pay for two (2) consecutive months, Torshel will possess the safe room. There is no money back on the deposit payment or monthly payments you have made.

What About If I Want to Return the Unit?

Let us know within thirty (30) days. Torshel will schedule a time to pick up the unit. We incur in installation fees by installing and removing the storm shelter.

Outdoor Units

If you want an outdoor unit, you can install a concrete slab at your own cost, or Torshel can install it for you for an extra fee to be discussed with a Torshel’s sales rep. The cost of the concrete slab must be paid upfront.

Here are the application and the contract; please read them carefully before signing. Contact us for further information. The storm shelter remains the property of Torshel during the entire contract unless a full payment is made in advance and a release letter is given.
